Kingswood a Distinguished Buckhead Neighborhood

Just west of the Governor’s mansion in Buckhead lies the desirable neighborhood of Kingswood

This sought after haven is a one in a million community that offers luxury properties with distinct architectural styles.  These showcase homes range from original renovated ranch homes,  mid-century modern gems, to expansive estates.  Throw in some meticulously manicured lawns, towering oak trees for additional privacy and you will feel that you have struck gold!  Some residences feature gated or fenced lots that can increase the overall valuation of the property while providing added security.

The price of these beautiful homes start at an approximate $1.5 million, offering an entry point to the lap of luxury. However, prices ascend swiftly, with some residences commanding figures well beyond $10 million, a testament to the exclusivity and desirability of this Buckhead gem. The market in Kingswood moves with a steady rhythm, where listings average 154 days before finding their perfect match, and each transaction becomes a carefully orchestrated ballet of supply and demand.

Beyond the facades of these exquisite residences lie private oases, where residents have transformed their backyards into havens of tranquility. Sparkling pools beckon on hot Georgia summer days, offering a refreshing escape and an embodiment of the good life. The ambiance is one of serenity, where the rustling leaves of oak trees provide a natural canopy, and the carefully planned landscaping ensures both beauty and privacy.

The Kingswood neighborhood is enclosed so there won’t be any annoying drive through traffic.  This unique aspect minimizes congestion within the neighborhood, creating a more orderly and efficient flow. This not only enhances safety but also reduces noise levels, creating a more peaceful and tranquil atmosphere.  With controlled traffic, children can play more freely and safely in the neighborhood. Parents can feel more at ease, knowing that the risk of fast or erratic traffic is significantly reduced. The enclosed nature of the neighborhood often translates to well-maintained properties and common areas. This can positively impact property values over time, creating a more attractive and desirable place to live.

Kingswood lacks a mandatory Homeowners Association (HOA), however, there is a homeowner’s association that residents can  contribute to  voluntarily.  These optional dues are allocated to provide private security, landscaping to the common areas  and community events.  Residents enjoy the opportunity to socialize and develop friendships at the annual Halloween and holiday parties sponsored by the association.
